This thesis explored development through the lens of developers, architects and contractors. Looking at sites across Chicago and the surrounding region, the project centered on a deeper understanding of costs, infills/teardowns, mobility score, and future development strategies. The final site was an infill lot in the Wicker Parker part of Chicago, a location only a few blocks away from a future pedestrian path, the 606 trail. The design included BIM modeling in Revit, code analysis, building and program layout, light and shadow studies, and a series of isometric studies. Lastly, a material take-off schedule was generated from Revit to create a cost analysis of different construction materials. Real-time analysis was used to show how innovations in BIM can inform design for infill buildings. The thesis explored BIM as a tool to improve both construction and design processes.
